ANDOVER, KS / August 25, 2026 / Real estate deals often come down to timing. But for Michael Ricklefs, founder of A Town Production LLC, the Andover land deal that closed this year was less about timing and more about vision.

In 2023, Ricklefs acquired a large parcel of undeveloped land in Andover, Kansas, the kind of property many investors pass over, seeing only raw acreage with no clear path to value. Ricklefs saw something different: a piece of land with real potential, waiting for the right strategy to unlock it.

Instead of holding the property and waiting for the market to do the work, Ricklefs took an active role. He brought in MKEC Engineering to prepare the land for its next phase, investing in the groundwork needed to position the property for a stronger sale. From there, he made a decision that would define the deal: rather than sell the parcel as a single tract, he split it into two — a north half and a south half — allowing each to be marketed on its own strengths.

The strategy worked. In 2026, both parcels sold, together bringing in nearly $3.94 million against Ricklefs’ original $3 million investment — a clear, provable return built not on luck, but on a deliberate plan.

“I don’t look at land and see what it is — I look at it and see what it could be,” said Ricklefs. “This deal wasn’t about waiting for the market to catch up. It was about putting in the work early, making smart decisions along the way, and being patient enough to let the plan play out.”

The Andover deal is the latest example of an investment approach that has become something of a signature for Ricklefs and A Town Production LLC: identify land with overlooked potential, add real value through planning and engineering, and execute a well-timed, well-structured exit.

As interest in the Andover and greater Wichita-area real estate market continues to grow, Ricklefs’ latest deal is a reminder that the biggest opportunities aren’t always the most obvious ones. They’re the ones someone was willing to look closely enough to see.
